    What a Vancouver Local SEO Report Should Prove

    Most local SEO reports we are asked to review share the same flaw. They show rankings going up and nothing else, and the business owner is left to assume the phone rang more because of it. When we ask which work caused which movement, and how many of the resulting enquiries were real, the report cannot answer.

    Here is the framework we hold our own local reporting to. Seven connected sections, each one feeding the next.

    1. Geo-grid visibility across Metro Vancouver

    Local results vary street by street, so a single ranking figure is close to meaningless. A geo-grid samples your position across a grid of points — downtown, Mount Pleasant, East Van, North Shore, Burnaby, Richmond, Surrey — and shows the shape of your visibility, not one flattering average. The useful comparison is this month's grid against last month's, same points, same terms.

    2. Business Profile interactions

    From your Google Business Profile, report the actions that indicate intent: calls, direction requests, website clicks and messages. Views and impressions belong in the report as context, never as the headline. A month where views rose and calls fell is a story worth telling, and an averaged "profile performance" number hides it.

    3. Search Console data

    Impressions, clicks, CTR and average position for your local landing pages, over complete settled days, using the same date convention every month. Two rules to state on the page: impressions are your site's visibility rather than search volume, and Search Console data lags by a couple of days, so partial weeks are excluded.

    4. Qualified outcomes

    This is the section that decides whether the report is credible. Agree the definition of a qualified lead before the reporting period starts — in service area, for a service you sell, from a real person — then have a human score every enquiry against it. Report the stages side by side:

    1. Sessions on local pages
    2. Enquiries (forms, calls, messages)
    3. Qualified enquiries after scoring
    4. Booked work, where your CRM can trace it

    The gap between stages two and three is usually the most useful number in the whole document, and it is the one almost no agency report contains.

    5. Reviews and listings work

    What was actually done: reviews earned, reviews responded to, citation and listing corrections, duplicate suppressions, category or service-area changes. This is the operational work behind local visibility and it belongs in the record with dates attached.

    6. Change annotations

    Every shipped change, dated: pages published, schema added, profile edits, site speed work. Alongside it, note any confirmed Google update in the period — and note the absence of one where that is the case. Google's Search Status Dashboard showed no confirmed ranking update from August 25 through September 3, 2026, which means movement inside that window has to be explained by your own work or by seasonality, not by an algorithm.

    7. Next actions

    Three to five items, each with an owner and a date. A report that ends without a decision has not earned the meeting.
